Submit a Pre-application Enquiry to Planning
You can use this form to get advice before submitting a planning application.
You may be asked to upload any of the following documents:
- a Site layout
- a Block plan (1:500 or 1:250)
- a Draft design statement/design and access statement
- a Site access plan
- a Photograph of the site
- Existing or proposed elevations (1:100 or 1:50)
- an Existing or proposed floor plans (1:100 or 1:50)
You will be asked to upload:
- a Location plan (1:1500 or 1:1250)
Cost of application
Use the fee calculator before starting this form to calculate the relevant planning fee. Pre-application fees are charged at 50% of the total planning application fee up to a maximum of:
- £2100 + VAT = £2520 for Local Developments
- £4250 + VAT = £5100 for Major Developments
Examples of Major Developments include:
- 50 or more houses
- Sites of over 2 hectares
- Floor space of over 10,000 square metres
The fee for a householder or Listed Building pre-application is £90 + VAT = £108.
Householder proposals must relate to existing dwellings only, but cannot include any change of use.
A change of use or the erection of a new dwelling is classed as a non-householder Local development.
